We will bid your project in one lump sum from your designer's specifications and plans.
Lump sum bids are considered the traditional project delivery method. Construction and bid documents are provided by the client's design team for the contractor to calculate a lump sum bid. Generally, lump sum bids are submitted for government and other public projects, however they are very common in private sector construction projects as well.
Lump Sum Bid: A single entry amount to cover all labor, equipment, materials, services, overhead and profit for completing the construction of a variety of unspecified items of work without a cost breakdown.
Lump Sum Contract: A written contract between the client and contractor whereby the client agrees to pay the contractor a specified sum of money for completing a scope of work, in which will be indicated by us after reviewing the construction plans and documents, and once gained approval/ acceptance of our initial lump sum bid amount. *Any changes or additions under this contract type would be excuted with a contract change order.*
Cost-Plus Negotiated Fee: reimburses costs and pays the contractor a fee that is negotiated prior to signing the contract. Under a cost-plus negotiated fee contract, we will bill you for our costs, including both direct and indirect costs, plus a fixed negotiated fee. There is no need for a change order, as you are paying all the cost, plus a contractor fee. However, We will still do a itemized project estimate, in order to allow our customer to make educated decisions and approve a budget for the project, therefore allowing us to still efficiantly complete the project, without having multiple project delays or unexpected budget issues after progress payment request are submitted.
Design- Build Contract: We provide our clients with a typical lump sum price for the design services. (This is for the structure, not to include site work, surveying, or any specialty design- We will provide lump sum pricing for that as well, however those areas have alot of variables, and typically for the design on anything other than the building structure, we will provide you with a lump sum price range.) For the Build part of the design phase, we can provide LUMP SUM, or COST-PLUS contract options. The common contract method of the design-build projects is however, the COST-PLUS contract. This mainly because, once we have the design completed, most clients are eager to move forward, rather than having downtime to completly price out the plans. We do however still put together an itemized budget, during the plans approval stages. We are able to convert the contract type of the project still at this time if that is requested.
